Your return depends on a number of variables: Community demographics, average selling prices of homes in the community, and the type and quality of the model home merchandise. • How does the process work? 1. You contact our office and provide the details of the sale to your Account Manager or Auction Coordinator. Details include number of models involved, prospective sale dates, name and address of community, square footage of model(s), the mailing list of community residents, and the contact person for entrance into model(s). 2. An agreement is drawn up and either e-mailed or faxed to you. Once the agreement is signed and returned we begin planning and preparing. 3. The week prior to the auction, BAC sends postcards to residents of the community, our membership base in the area, and to previous attendees of sales in the surrounding area. A BAC staff member visits the model(s) to take pictures of the merchandise, survey the home for any potential issues, and confirm driving directions. The sales date and time, directions, and photographs are then posted to the BAC Web site. 4. The week of the auction, a staff member returns to the model(s) to inventory the items, tag them for sale, and create the auction catalog. A sign is posted in the front yard announcing the auction’s date and time. A BAC staff member also distributes door hangers throughout the community. This combination of signs, door hangers, and postcards create a buzz in the community that drives auction attendance. 5. The day of the auction buyers have a two-hour preview time period to register for the sale and view all the items in the model(s). 6. The auction begins with an introduction and brief reminder of the terms and conditions of the sale. All items are then sold to the highest bidder. Following the sale, buyers have 15-20 minutes to pay for their purchases and 1 to 2 hours to remove their purchases. • When do we get our money? We send a check for the sale proceeds, minus our commission and marketing fee, on the 15th banking day after the auction. This time period is necessary to process the paperwork. • What do you need from us? The name of a contact person, a key to the home (preferably), a mailing list of community members, and an address to mail the check. • How soon can you do the auction? Call us three weeks in advance for the best choice of dates and times. We prefer a minimum of two weeks in order to properly market and prepare the auction. • How long does the auction take? We sell an average of 100 items per hour. Most model homes have 200 items or less, taking two hours to complete the auction itself. With preview time and post-sale removal taking about two hours each, your model home goes from fully-furnished to completely empty in about six hours. • Does the model need to be fully furnished? For a successful sale, the model needs to be fully furnished. • How does BAC get compensated for its services?
